ever thought about reno-ing a house?

have you ever thought about renovating a house? have you ever thought - wow old houses are so cool! well i have and here. we. go.

we bought a house. it was built in 1919. love. love. it is known as the little yellow house on our street. we are mls junkies and stumbled on it last july. took a drive by. called the agent. made an offer. done deal. we started on the plans in september. with our closing set for jan 1 - our plan was to be ready to demo jan one. but you see.... we had to go to committee of adjustment. and although that all went smoothly it put us back on our timing. then that mixed with a small mechanical discrepancy and a few ill times city staff vacation days and we had out permit in hand march 8. oh and there was the tree protection.... ill save that one for another day. so lets just start with a last look at the "befores"
